The Director - Sales & Marketing is responsible for leading and integrating the Sales, Marketing, and Communications functions. The role ensures strong sales performance, healthy cash flow, and consistent brand positioning aligned with the organization’s long-term strategy.
KEY RESPONSIBILITIES
1. Sales & Product Strategy
- Develop and execute overall sales strategies for residential real estate projects.
- Define product positioning, pricing strategy, and sales launch timeline.
- Take full ownership of sales revenue, absorption rate, and cash flow targets.
- Build and optimize distribution channels including in-house sales teams, agencies, and brokerage partners.
2. Sales Operations Management
- Lead the sales organization, set KPIs, and monitor performance against targets.
- Manage sales execution across project phases and adjust strategies when needed.
- Coordinate closely with Investment, Legal, Finance, and Project Development teams to ensure smooth implementation.
3. Brand & Project Communications
- Develop communication strategies aligned with each project lifecycle.
- Ensure consistent brand positioning and premium brand image across all channels.
- Oversee PR, media relations, content development, and campaign execution.
- Manage external PR agencies and communication partners.
4. Marketing Strategy & Market Development
- Lead overall marketing strategy for the organization and its projects.
- Manage marketing budgets and evaluate campaign effectiveness and ROI.
- Conduct market research, customer insights, and competitor analysis to support business decisions.
- Propose innovative marketing approaches aligned with brand positioning and legal compliance.
5. Leadership, Governance & Reporting
- Build, lead, and develop Sales, Marketing, and Communications teams.
- Coach leadership talent and support succession planning.
- Prepare and present periodic performance reports to senior management / Board of Directors.
- Ensure compliance with internal policies, legal regulations, and risk management standards.
REQUIREMENTS
- Bachelor’s degree or higher in Business Administration, Marketing, Economics, or related fields.
- Minimum 10 years of senior leadership experience in Sales, Marketing & Communications within real estate.
- Strong preference for candidates with experience at major real estate developers in Ho Chi Minh City or Hanoi.
- Strong strategic thinking, leadership, and people management capabilities.
- Good command of English.
- High integrity, strong accountability, and ability to operate in a disciplined, governance-driven environment.
