Role Overview

Manage technical operations and maintenance for the Grade A Office Building to maintain high-quality safety and service standards, while providing the residential project development support and performing technical due diligence for new investment acquisitions.

Responsibilities
Core Duties: Grade A Office Building Operations & Maintenance

  • MEP Operations: Oversee all MEP systems (HVAC, Power, FFS, Elevators, BMS) to ensure 24/7 Grade A performance.
  • Maintenance Audit: Plan and audit the annual Preventive Maintenance (PM) for both MEP and Civil works (including structural integrity, waterproofing etc).
  • Contractor Management: Supervise third-party vendors (MEP & Civil).
  • Fit-out Oversight: Review tenant MEP and architectural modifications to protect building structural and system integrity.
  • Emergency Lead: Command technical responses for power outages, fire alarms, or major structural/water leaks.
  • Safety Compliance: Ensure 100% adherence to local building codes and Tokyu’s internal safety protocols.
  • Project Upgrades: Manage technical renovations, equipment replacements, building repairs (including waterproofing and structural repairs) to keep facilities modern, prevent asset depreciation, and maximize the long-term market value of the building.
  • Financial & Sustainability: Manage OPEX/CAPEX budgets, optimize procurement, and drive energy-saving initiatives.

Secondary Duties: Residential Development & Investment Support

  • Residential Project Development Support: Review MEP designs from concept to construction to ensure operational efficiency and cost-effectiveness; conduct regular site inspections to audit installation quality, monitor progress, and ensure compliance with developer standards.
  • Investment Due Diligence: Perform technical due diligence for potential acquisitions by inspecting MEP systems and structural conditions; review technical documentation to identify defects, estimate necessary repair costs, and provide risk assessment reports to support investment.

Candidate requirements

  • Education: Bachelor’s degree in electrical, mechanical, or MEP Engineering.
  • Experience: MEP Engineer in Grade A Offices or 5-star Hotels.
  • Technical skills: Deep knowledge of Centrifugal Chillers, BMS, and High-voltage systems.
  • Soft skills: Leadership, problem-solving under pressure, and strategic planning.
  • Language: Fluency in English (technical and professional communication).
  • Software: Proficient in AutoCAD and Microsoft Office.
