Position Objective

The Quantity Surveyor is responsible for preparing accurate cost estimates based on tender documents, architectural drawings, and design documentation. The role also manages project procurement activities, sources qualified suppliers and subcontractors, and supports cost control throughout the project lifecycle to ensure quality, competitiveness, and budget compliance.

Key Challenges

• Ensuring the accuracy of quantities, pricing, and procurement costs.
• Maintaining budget control throughout the project lifecycle.

1. Tendering (50%)

• Review tender documents, project requirements, and information from kick-off meetings.
• Participate in site inspections and collect project data for tender preparation.
• Prepare detailed Bills of Quantities (BOQ) and cost estimates.
• Analyze pricing and recommend cost-effective materials and alternatives to improve bid competitiveness.
• Prepare comprehensive tender submissions within deadlines.

2. Pre-Construction / Procurement (25%)

• Coordinate with the Design and Construction teams to prepare material samples.
• Obtain competitive quotations from approved suppliers and subcontractors.
• Review construction drawings and material specifications with Design and Construction teams to ensure pricing accuracy.
• Process purchase orders according to the construction schedule.
• Coordinate with suppliers to ensure timely material delivery and project milestones.

3. Construction Phase (20%)

• Work with the Sales team to manage variation orders and additional work requests.
• Coordinate with the Construction team to resolve issues related to quantities and supplier pricing.
• Monitor and control project budgets throughout project execution.
• Verify supplier quantities, unit rates, and payment claims.
• Support the Construction team in resolving on-site commercial issues.
• Prepare weekly project cost reports for the Department Director.

4. Project Close-Out (5%)

• Prepare final project accounts with the Sales and Construction teams.
• Reconcile final accounts and payments with subcontractors and suppliers.
• Prepare final project budget reports and cost summaries.

5. Other Duties

• Perform other duties and assignments as requested by management.

Qualifications

Education

• Diploma or Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field.

Experience

• Male or Female, preferably under 30 years old.
• Minimum 3 years of experience in office interior fit-out or interior construction projects.
• Alternatively, at least 1 year of experience in an equivalent Quantity Surveyor role.
• Experience in MEP quantity take-off and cost estimation is an advantage.

Technical Skills

• Strong knowledge of construction materials and interior fit-out methods.
• Proficient in Microsoft Excel, AutoCAD, and quantity surveying/cost estimation software.
• Ability to interpret architectural, structural, and MEP drawings.
• Strong analytical, numerical, and negotiation skills.
• Good reading comprehension in English. Spoken English communication is an advantage.
